OUR PROCESS
PRE-CONSTRUCTION PHASE
During this phase, you will work with IAP to start planning your project. You will first submit a task order. IAP will then assign a dedicated Owner Project Representative (OPR) to you. Your OPR will oversee your project while keeping you involved.

TASK ORDER SUBMITTED
You will submit a task order for your project and begin consulting with your expert OPR about your upcoming project via IAP’s online task order system, Procore.
PERSONAL
OWNER REPRESENTATIVE
Once your task order is submitted, IAP will assign you to one of our dedicated OPR's who will oversee your entire project. They will keep you engaged in the process without burdening you with running it yourself.
SCOPE OF WORK
& ESTIMATE
Your OPR will develop a detailed and accurate scope of work along with initial conceptuals.
BIDDING PHASE
IAP will bid on your behalf and ensure we meet all state bidding requirements. You will have the ultimate selection of the contractors you'd like to complete your project. Once you select the best contractor for the job, IAP will contact them. While we do so, you will issue a purchase order to IAP so we can begin to execute your project.

OUT FOR
SOLICITATION
IAP will publicly bid on your behalf utilizing your preferred advertising method along with IAP’s platforms to ensure you have competitive bids to select from.
CONTRACTS
EXECUTED
IAP will send a notice of award to your selected contractor.
PURCHASE
ORDER
A purchase order will be issued to IAP so that your project can be executed as proposed.
CONSTRUCTION PHASE
IAP will fully manage your project's construction while keeping you informed. IAP will establish a schedule and aim to complete your project on time and within budgetary goals. Once your project is almost complete, IAP manages the punch list and hosts a stakeholder meeting to review the project.

SCHEDULE &
MILESTONES
IAP will determine clearly defined schedules for invoicing, progress meetings, and important milestones for your project.
OWNERS PROJECT REPRESENTATION
Now, you can sit back and watch IAP do the heavy lifting while you stay fully engaged in the process.
PUNCH LIST
& REVIEW
IAP will perform a final
walk-through and assessment of any items that are still in need of attention prior to closeout.
PROJECT
COMPLETION
IAP will execute final documentation, issue the warranty, and closeout the project to your satisfaction.
