Design Phase Management
The TPA program gives you the flexibility to work with your existing designers or to engage with pre-qualified designers. Our project management team will set the design timeline and expectations and will have authority over the design throughout the remainder of the project.
No matter what option you select, our project management team and wage compliance officers will review all budget documents to ensure cost appropriateness based on the scope of work and the design firm’s responsibilities.
Bidding and Pre-Construction
Once the design phase nears completion, our project management team will review construction documents, a detailed scope of work, and bid documents compliant with all local, state and federal laws.
As a part of our state contract, we send the bid documents to pre-qualified contractors. These contractors have submitted comprehensive qualification documentation, including past experience, bonding capacity, prevailing wage compliance documents, safety plans and all insurance requirements.
If you have local preferred contractors you would like to invite to bid on this project, we are happy to review their documentation to become pre-qualified.
Through this process, all paperwork and communications are tracked through our internal, state-audited project management software. You will have full access to this software and can view our project notes and all project documentation.
We will host a pre-bid meeting and manage all the questions that contractors have related to this project.
Once you select a contractor, we will manage all aspects of the construction through completion. IAP’s project team will provide onsite management of the contractor. We will also ensure your project complies with all prevailing wage laws by collecting payroll documents and manage all invoicing.
We host regular onsite meetings with stakeholders and keep your project on schedule and under budget.
